Checking the Subgrade
Before we pave, we check what is happening underneath the existing asphalt. East of Cleveland, near the Bradley County type location, Leadvale soil can hold a perched water table just a few feet below ground in late winter and early spring. We check for these wet subgrade conditions because laying asphalt over a saturated base leads to early failure. If the subgrade is stable and the existing driveway isn't heaving, an overlay provides a fresh surface without the cost of a complete excavation.
Paving Older Subdivisions
The Bradley County Central City area includes typical ranch-style subdivisions from the sixties and seventies, alongside newer multifamily construction. Driveways on these older properties are hitting the age where the original pavement requires replacement. We use a hot-air lance to prepare the existing surface and dry out moisture in the cracks, ensuring the new asphalt bonds tightly to the old material.
Placing and Rolling the Mat
During an overlay, we set the paver screed to place the mat at the required width, grade, cross-slope, and thickness. The cross-slope dictates how water runs off the driveway. Once the asphalt is down, we roll the hot mat in breakdown, intermediate, and finish passes while the mix remains compactable. Each pass locks the aggregate together to create a dense, durable surface.
Sealcoating Services
We run our paving crews out of Dalton, handling residential driveways and larger commercial lots across the area. For properties that do not need a full overlay, asphalt sealcoating costs $1 to $2 per square foot. Applying a sealcoat protects the surface from water penetration and UV damage, extending the life of the pavement.
