Signs you need more than a patch
Hairline cracks that have multiplied into a web, or pavement that has turned gray and brittle from UV exposure, indicate resurfacing makes more sense than spot repairs. If water no longer beads on the surface but soaks in quickly, the asphalt binder has broken down. Raveling—where individual stones work loose—is another indicator. We check if surface deformation is shallow or if the base materials beneath are still compacted.
What an overlay actually does structurally
An overlay adds a new layer of asphalt over your existing surface. This new layer bonds to the old pavement, creating a continuous, sealed surface that sheds water. The existing surface acts as a stable platform for the fresh material. We compact the new asphalt with our pneumatic tire roller while it is still hot, seating the aggregate and forcing the new layer into firm contact with the old pavement. If the existing surface has ruts or depressions, we adjust the mix depth to build the final grade back to the proper level.

How we prep the surface
The bond between the old surface and the new overlay depends on preparation. We clean the existing pavement thoroughly, removing loose material and accumulated grit. We use a hot-air lance to dry out damp surfaces and burn off vegetation growing in cracks, since moisture and organic material kill adhesion. We cut out isolated soft spots and repair them with cold-patch asphalt before the overlay goes down, giving the new surface uniform support.

The cost for an asphalt overlay is based on the square footage of the resurfaced area. Preparatory work adds to the total. Cold-patch asphalt repair runs $2 to $4 per square foot.
