When residential asphalt fails from the top down, milling removes the compromised material without requiring a full reconstruction of the foundation.
The Milling and Paving Process
Milling grinds up and removes the damaged top layer of pavement, leaving a textured surface for the new asphalt to grip. We place the asphalt mixture with a paver at a uniform speed to maintain a uniform mat thickness. We begin breakdown rolling close behind the paver while the mat is hot, then perform intermediate compaction and finish rolling to create a smooth, level surface.

Winter Repairs vs. Permanent Replacement
During colder months, local asphalt plants do not operate. This forces reliance on cold-mix pothole repairs, which do not last as well as hot asphalt. Instead of relying on temporary cold-mix patches through the winter, milling and repaving during the active season provides a permanent surface. We use a hot-pour crack-seal melter/applicator for routine maintenance, but when the surface is heavily buckled or rutted, milling cuts away the failing material before we lay new asphalt.
Permitting and Codes
All paving work must comply with the 2018 International Residential Code adopted locally. The Building Division reviews plans, issues permits, and conducts required inspections. If the project involves building or changing a driveway entrance to a lot, we secure written approval from the Planning Director or designee before starting work. We handle these compliance steps and assess the subgrade to determine if milling is the right approach for the property.
