Assessing Older Cleveland Driveways
Roughly half of Cleveland’s housing units are detached single-family homes, making residential driveways a common local paving job. Nearly half of the homes here date from the mid-century years through the late seventies, so many driveways serve older properties that need careful assessment before resurfacing. Decades of exposure to Sun Belt SE regional soils and their shrink-swell potential shift the edges of paved areas, opening hairline fractures. Hard winter freezes then drive those cracks deeper, stressing foundations, slabs, and buried pipes.
The Crack Sealing Process
Sealing cracks prevents water and debris from working deeper into your pavement. We use a hot-air lance to heat, clean, and dry cracks in preparation for crack sealing. Blasting out dirt, moisture, and vegetation ensures the filler bonds directly to the asphalt. If you apply sealant over standing water or organic debris, it will fail within a year. The hot-air lance provides a clean, warm channel so the sealing material adheres properly and flexes as temperatures shift.

When Sealing Isn't Enough
Crack sealing works when the base is solid. If you have widespread map cracking or crumbling edges, the underlying structure has failed. For localized damage, we perform asphalt hot-patch repairs, which run $2 to $5 per square foot. For larger failing sections, we switch to cold milling. We remove the pavement to the specified depth, then use a mechanical broom to clean the milled surface before the next paving operation. This removes the compromised asphalt and leaves a clean, textured surface for the new layer.
Cleveland Driveway Permitting
Routine crack sealing and patching do not require city permits. However, if your driveway's damage requires widening the approach or altering the grade at the street, Cleveland rules apply. A driveway entrance to a lot requires written approval from the Planning Director or designee, so confirm approval before building or changing a driveway entrance. We assess the scope of your repair during the estimate to determine if your project crosses the threshold into requiring city sign-off.
